• $4.3M Kona Estate Sale Highlights Shift in Hawaii Luxury Market

    Kailua-Kona, HI – April 2026 As Hawaiʻi Island’s luxury real estate market adjusts to rising inventory and more selective buyers, a recent $4.3 million home sale in Kona is drawing attention for outperforming current market conditions.

    The property, located on Aeo Street, sold in a little over 90 days, significantly faster than comparable homes in the $4 million to $5 million range, which are currently averaging 231 days on market.

    The sale reflects a growing divide in the market between properties that linger and those that successfully connect with qualified buyers.

    “This is a more disciplined market,” said Dan Polimino of The Hawaiʻi Team, who represented the transaction. “Buyers are still active, but they’re highly selective. Properties that are positioned and marketed with precision are the ones that are moving.”

    The Aeo Street home was a contemporary, large-scale residence—an asset type that typically appeals to a narrower segment of buyers. Despite that, it secured a successful outcome in roughly half the time of competing listings.

    The Hawaiʻi Team attributes the result to a targeted, property-specific marketing approach designed to reach buyers beyond the immediate local market.

    That strategy has produced consistent outperformance. In 2025, while the broader market averaged a 93% list-to-sale price ratio, The Hawaiʻi Team achieved 98%, delivering an additional 5% in value to sellers.

    Over the past five years, the team has closed more than $140 million in Kona Coast real estate, working across both strong and shifting market cycles.

    Market observers note that as conditions continue to evolve, the ability to differentiate a property—and connect it with the right buyer audience—has become a defining factor in successful transactions.
